PROPERTY DESCRIPTION
The cellar (750 m²) is spread over two floors, including winemaking rooms, aging cellar, bottling and packaging line, and a wooden aging area that also serves as a tasting room and wine shop for guests. Outside the cellar, there is also a comfortable parking lot.

Next to the cellar is a residential building consisting of two units. On the ground floor is the first unit (90 m²), recently renovated, a laundry room, and the boiler room.

Going up to the upper floor is a second residence (90 m²) comprising a eat-in kitchen, living room with fireplace, three bedrooms, three baths, and a second lounge in the attic.
Immediately next to the cellar is also a small plot of land with building permits for about 180 m², which could be used to expand the cellar, create a shelter for vehicles, or as an additional residential unit.

The company has 6.7 hectares of vineyard cultivated with Nebbiolo and Dolcetto, plus 1.2 hectares for rent (cultivated with Nebbiolo and Barbera). The owned vineyards, as is common in Piedmont and especially in the Barolo production area, are divided into three distinct plots: the largest vineyard (4.0 ha) is cultivated with Nebbiolo from Barolo, as well as a small plot near the cellar (0.2 ha). The other owned vineyard (2.5 ha) is cultivated with Nebbiolo and Dolcetto. The company currently rents an additional 1.2 hectares of vineyard, cultivated with Nebbiolo and Barbera, which helps increase the company's production.
